SMART HOUSE VILLAGE 3
Smart House Village 3 is a redesign of villages 1 & 2 that mixes individual houses with 1 story townhouses. The new design means you have more choice of homes in a tropical paradise resort. Construction begins immediately on any home purchased with weekly photos posted on the web-site for your observation.
The stylish and modern clubhouse with its gardens and fish ponds will be located directly over part of the swimming pool. The beautiful free form common pool will gracefully curve and flow through the townhouse garden area and will average only 3 meters distance from any townhouse terrace. You can basically swim from your home to the clubhouse and enjoy the bar, restaurant, modern fitness center, Finnish sauna, dressing rooms and Thai Massage.
Smart House Village 3 project has been divided into 3 phases:
Phase 1
Townhouse (Phase 1 Area) construction will be complete by the end of 2010. 2/3 of these units are already sold;to secure your choice of location, buy soon. Clubhouse and pool construction begins January 2011; until then, homeowners have the use of the pool and clubhouse at Smart House Village 2 a short stroll away.
Phase 2 - Luxury Townhouse Units
Luxury Townhouse phase (Phase 2 Area) sales begins immediately when Phase 1 units are built ready. There will be maximum of 12 units for either studios or one bedroom 50 sq.m luxury-units and maximum 6 units for 90 sq.m luxury-corner-units. Construction of phase 2 will begin immediately when minimum of 50% of units have been sold (6 units of 50 sq.m and 3 units of 90 sq.m) Phase 2 area units are already now selling and construction is expected to be complete during 2012-2013. Interior design and all equipments as well as all furniture in these luxury-units will be luxurious quality and on the level of 5-Star hotel. Phase 3
Is the continuous sale of styles A, B or C of individual homes or those built to owners’ specifications. Construction begins immediately after completing part 1 of the term agreement. (See ‘term payments’ and ‘pricing’ links.)
When not occupying your individual house or townhouse unit, you can choose to list it with our rental service. The profit from this can be substantial. Many houses in Smart House projects 1 & 2 have paid for themselves in less than 3 years from rental profits.
Larger Phase 2 Luxury-townhouses are 2 bedroom 1bath luxury-units, 90sqm, and located as end units. For 50sqm Phase 2 luxury-units there is a choice of 2 different styles for just slightly different price: one is a studio style, large luxurious living room/ bedroom combined and the other has a separate luxurious bedroom and slightly smaller living room. (See link ‘Townhouse type’ for floor plans) The terrace points towards the pool in all units.
All units are fully furnished with top-end luxury furniture down to the cups and the plates and equipped with everything expected in a luxury 5-star home such as air conditioners, hot water and quality bedding. Extra services: laundry, housekeeping, gardening, etc. are also available. Just walk in and begin enjoying life in your tropical paradise.
Registration costs and land lease of townhouse units is the same as with individual houses, 100,000THB, (see ‘pricing’ link) and land isleased on a 30+30+30 year basis then the unit is transferred directly into your ownership. Registration cost is paid on your acceptance, when your townhouse is completely ready for you to move in and is registered to you in the Hua Hin Land Office.
